Over he past years, Downtown Chattanooga has undergone an massive revitalization process with national acclaim. The downtown Chattanooga area has become a destination that is drawing a lot of tourism and business on a daily basis.

The current project is located on the last remaining property with contiguous proximity to the revitalized downtown area.

The vision behind Cameron Harbor is to develop the first and only mixed used waterfront development in downtown Chattanooga to include a high quality hotel, boat slips, town homes and multi level condominiums.

The Project

 

The project has been designed by River Street Architecture, LLC a Chattanooga based Architecture firm that is currently engaged in approximately $ 100 million of construction in eleven states.  They are specialized in mixed use development, hospitality, residential and healthcare communities projects.

​

Moreover, River Street Architecture, LLC and its team of consultants have been involved with this development and have the detailed knowledge and established relationships in place to expeditiously implement the proposed plan with the numerous regulatory entities that have influence on waterfront developments along the Tennessee River.

The developer of Cameron Harbor, LLC, is Mr.Eugene H. Schimpf a multi-generation native of Chattanooga who has developed various commercial and residential properties in the area for over 30 years. Mr. Schimpf developed the first downtown condominium living in Chattanooga and since then over 300 other condominiums have been built.

Kuebler Builders, Inc. have been assigned as the general contractor for the project.  They are a licensed general contractor company chartered in the State of Tennessee and their experience includes both commercial and hospitality projects in most of the Southeast.  The company has already worked on multiple hospitality and commercial projects with Mr. Schimpf and River Street Architecture.

 

All of the parties involved in Cameron Harbor development have worked really well together in multiple projects in the past. They have a long history of large scale, local projects as well as national experience and will bring an unsurpassed level of team work to the project.

The project will be consisted in three phases:

• Phase 1 -  Hotel 

• Phase 2 -  Restaurant 

• Phase 3 - Town Homes and Boat Slips​​ 

• ​​Phase 3 - Multi Level Condominiums

The goal of the project is to raise $3,000,000.00 in equity which will enable the multi phase Cameron Harbor to commence; as well as capitalize on the estimated  $500,000,000 budget for the revitalization of the downtown riverfront and central business district.  The ROI should be between 25% to 30%.
